BUILDING AND VALUATION STUDY OF THE PLOT IN PLATJA D’ARO.

 

1.Surface area:

– According to the R. de la P. it has 565 m2

– According to the cadastre it has 566 m2

 

The plot is without building, in an urbanized environment and without building except for the school equipment.

 

2.Surroundings:

Urban sector of new creation totally urbanizable, but without building. Only the equipments and parks have been built. It has all the urban services and are fully connected with the rest of the population. Very wide avenue, two-way traffic, parking of vehicles on both sides of the sidewalk. The land subsequently borders the CEIP “Les Escoles dels Estanys”.

 

3.Urban development situation:

a) Modification of the partial plan “Les Escoles dels Estanys” of Castell- Platja d’Aro, definitively approved by the executive council of the government of the Generalitat de Catalunya in session of November 12, 2000.

b) Re-plotting project definitively approved by the Castell – Platja d’Aro government commission on April 25, 2002.

c) Study of detail of the zone 8E of the partial plan “Les Escoles dels Estanys” initially approved by the government commission of Castell – Platja d’Aro on June 20, 2002.

 

4.Main urban parameters:

– Streets of houses (key 8, subzone E)

– Minimum plot size 150 m2

– Net density: 1 dwelling per plot

– Minimum width in front of the plot 4.5m

– Building typology: row building

– Frontage line 3 meters from the street

– Maximum buildable depth 12 meters

– Regulatory height: 9.50m (PB + 2PP)

 

– Part of the first floor must be destined to the garage, (maximum 50% occupancy).

– On the main façade there is an obligatory setback of the building of a minimum of 1.5 meters to the second floor.

The minimum setback of the building is only 25 m2 provided that it leaves a free space of 50 m2.
